Which Senior Housing, Life Science, Office, Industrial and Housing REITs Are Investors Missing Ahead of Earnings?

Alexandria Real Estate Equities has scheduled its call for October 27, with the release expected around October 26, and Welltower has not yet announced a date and is expected in the last week of October.

FFO per share and guidance matter more than GAAP earnings here, since impairments distorted several second-quarter results. Encouraging outcomes would be FFO at or above the pace implied by guidance, stable or rising occupancy and held or raised outlooks. Concerning outcomes would be guidance cuts, occupancy declines or higher financing costs.

Can Welltower Extend Its Senior Housing Momentum With a Negative Trailing EPS?

Welltower owns senior housing and outpatient medical properties and has a market capitalization of about $170.34 billion. Second-quarter normalized FFO rose about 25% to $1.60 per share and senior housing same-store NOI rose 20.5%, with 2026 guidance raised to $6.36 to $6.44. Trailing EPS of negative $0.55 conflicts with positive quarterly net income and is not a clean guide.

Same-store NOI tracking the upper half of the 13.75% to 16.00% guide would be positive, while slowing occupancy gains would be negative. Brookdale (NYSE:BKD) was reported on October 14 to be acquiring 30 communities it leases from Welltower. The dividend yield is 1.29%.

Does Alexandria Real Estate Equities' 6.75% Yield Hold Up at 86.9% Occupancy?

Alexandria owns life science and laboratory office properties and has a market capitalization of about $7.41 billion. Second-quarter adjusted FFO was $1.73 per share and the $6.40 guidance midpoint was reaffirmed, but occupancy fell 80 basis points to 86.9% and same-property NOI fell 10.6%.

Leasing near the guided 950,000 square feet and asset-sale proceeds arriving would be encouraging, while new impairments, slipping sale timelines or a guide cut would be concerning. Net debt to adjusted EBITDA was 7.0x. A research firm cut its rating around October 12, a data point and not an endorsement.

Will Kilroy Realty's Occupancy Slide Narrow on October 22?

Kilroy owns West Coast office and mixed-use properties and has a market capitalization of about $4.06 billion. Second-quarter FFO was $0.92 per share against $1.13, which is down about 18.6% (calculated), and the stabilized portfolio was 77.0% occupied, down from 77.6%.

Full-year FFO guidance of $3.49 to $3.63 was affirmed in July. A leasing uptick, positive cash spreads and an upward-narrowed range would be encouraging, while lower occupancy or a trimmed guide would be concerning. Net debt to EBITDAre was 7.0x and the dividend yield is 6.20%.

Is Piedmont Realty Trust's Record Leasing Turning Into Occupancy Gains?

Piedmont owns Sunbelt office buildings and has a market capitalization of about $1.16 billion. Second-quarter core FFO was $0.38 per share against $0.36, same-store cash NOI grew 9.0% and guidance was raised for a second quarter to core FFO of $1.50 to $1.55, but in-service leased percentage slipped to 88.9%.

Expirations of 690,000 square feet in the third quarter, including a 313,000 square foot New York lease in holdover, are the backfill test. Trailing EPS is negative $0.65, so no P/E is calculated, and the company priced $200 million of exchangeable notes in September.

Can Easterly Government Properties Cover an 8.12% Yield?

Easterly owns properties leased to US government agencies and has a market capitalization of about $1.05 billion. Second-quarter revenue rose to $92.4 million from $84.2 million, core FFO was $0.78 per share against $0.74 and the portfolio was 98% leased, with guidance raised to $3.07 to $3.13.

The $0.45 quarterly dividend is about 58% of second-quarter core FFO (calculated). Held or raised guidance and strong renewals would be positive, while terminations or higher leasing costs would be negative. Net debt to annualized EBITDA was 7.3 times, and a $127.5 million mortgage matures next summer.

What Matters for Rexford Industrial Realty Beyond a $506.9 Million GAAP Loss?

Rexford owns infill industrial properties in Southern California and has a market capitalization of about $8.28 billion. The second-quarter GAAP loss reflected $624.8 million of non-cash impairments, while core FFO rose 6.8% to $0.63 per share and guidance was raised to $2.38 to $2.43.

Cash rents fell 11.3% last quarter, so improving spreads and occupancy near 95% would be encouraging. The company repurchased shares at $35.70, and the current $37.13 is about 4% above that level (calculated). Net debt to adjusted EBITDAre was 4.5x and the dividend yield is 4.68%.

What Does Sun Communities Need to Show After the Park Holidays Sale?

Sun owns manufactured housing communities, RV resorts and marinas and has a market capitalization of about $14.22 billion. Second-quarter core FFO of $1.84 per share beat the top of guidance by $0.05, and manufactured housing NOI rose 8.8% with occupancy above 98%, against a GAAP loss of $987.4 million.

Guidance assumed a full year of the U.K. business, which was sold on September 22, so a guidance update is the key item. Wells Fargo, Barclays and UBS trimmed targets in October, which are data points and not a confirmed cause of the decline. The dividend yield is 3.68%.

How Do the Seven REITs Compare on Yield, Scale and FFO Direction?

Dividend yields rank Easterly Government Properties at 8.12%, Alexandria Real Estate Equities at 6.75%, Kilroy Realty at 6.20%, Rexford Industrial Realty at 4.68%, Sun Communities at 3.68% and Welltower at 1.29%. Welltower's market capitalization is about 162 times Easterly's (calculated), and its normalized FFO grew about 25% in the second quarter against an 18.6% decline at Kilroy Realty (calculated).

Good outcomes for the group would be FFO at or above guidance pace, stable occupancy and held or raised outlooks. Bad outcomes would be cuts, falling occupancy or higher financing costs. These are benchmarks and not predictions.

Which Dates Come First for Senior Housing, Office and Industrial REITs?

Kilroy Realty and Rexford Industrial Realty report on October 22, and Piedmont Realty Trust, Easterly Government Properties and Sun Communities follow on October 26.
