American Tower (NYSE:AMT) soared on Friday, closing at $182.24, up $15.51, and ranking among the strongest performers in the S&P 500. The move followed news that SpaceX (NASDAQ:SPCX) agreed to buy Grain Management's nationwide 800 MHz low-band spectrum for about $8 billion in cash, according to a media report. The deal still needs approval from the Federal Communications Commission.

SpaceX said the purchase "will pave the way for Starlink Mobile to become a major mobile carrier in the US." For tower owners, that line mattered more than the price tag. A new national operator, investors reasoned, could become a new tenant.

Why a satellite company might need towers

American Tower is one of the world's largest owners of communications sites, leasing space on towers to wireless carriers that install antennas and other equipment. Its Business benefits when more carriers want more sites, or more equipment on existing ones.

Starlink began as a satellite internet service, but delivering a dependable mobile signal to phones inside homes, offices and crowded cities is a different challenge. The market's bet on Friday was that a carrier-scale Starlink Mobile would likely need terrestrial infrastructure too. Morgan Stanley (NYSE:MS) analysts described the deal as "incrementally constructive" for towers. Crown Castle (NYSE:CCI) led the S&P 500 with an even bigger jump, while SBA Communications (NASDAQ:SBAC) also climbed, and the group helped push real estate to the top of the index's sector rankings.

The pain for wireless carriers

The flip side was a rough day for the companies that pay American Tower's rent. T-Mobile (NASDAQ:TMUS), AT&T (NYSE:T) and Verizon (NYSE:VZ) tumbled, losing about $39 billion in combined market value, according to market data. SpaceX is already T-Mobile's partner for satellite coverage in dead zones, and investors worried that partner could now become a rival. Evercore ISI's Kutgun Maral said "The carriers' best argument just got weaker."

European telecom shares also fell, according to a media report, showing how far the SpaceX news traveled. For American Tower, the carriers remain the bedrock of its revenue, so investors will be weighing the promise of a new tenant against any pressure on existing ones over time.

Broad gains, light volume

The wider market supported the move. The S&P 500 gained 46.18 points to 7,811.54, finishing just below its record close from Tuesday, while the Dow rose 423.31 points to 51,654.95 and the Nasdaq Composite added 172.83 points to 27,366.17. Volume across US exchanges was below its 20-day average, a reminder that the rally lacked heavy conviction. Baird's Ross Mayfield said: "That's why it's a fairly tepid rally."

The rally in real estate came despite the 10-year Treasury Yield sitting near a 24-year high. The Federal Reserve raised rates in September for the first time since 2023, and the minutes of that meeting pointed to another increase likely by year end. Tower companies carry significant debt, so rate expectations remain an important driver of their valuations.
