American Tower (NYSE:AMT) jumped $15.51 on Friday to close at $182.24, one of the largest gains in the S&P 500. The move followed SpaceX (NASDAQ:SPCX)'s agreement to buy Grain Management's nationwide 800 MHz low-band spectrum for about $8 billion in cash, according to a media report. But it was the way analysts interpreted that deal for tower owners that set the tone.
Morgan Stanley (NYSE:MS) analysts called the transaction "incrementally constructive" for the tower companies. Their reasoning, in paraphrase, was that even a network built mainly around satellites could still require towers, rooftops and small cells on the ground. That is exactly the kind of Demand American Tower is built to serve.
What American Tower sells
American Tower owns a vast portfolio of communications sites and earns rent from the wireless carriers that place antennas on them. Its leases are typically long-term, and adding a new tenant to an existing tower brings in extra Revenue with little additional cost. The prospect of a fourth national mobile operator in the United States, one with SpaceX's resources behind it, is therefore an appealing idea for the business.
SpaceX said the spectrum purchase "will pave the way for Starlink Mobile to become a major mobile carrier in the US." Elon Musk described it on X as a "Very big deal." The sector responded in kind: Crown Castle (NYSE:CCI) topped the S&P 500, SBA Communications (NASDAQ:SBAC) also climbed sharply, and real estate was the best-performing of the 11 sectors.
Carriers carry the cost
The deal landed very differently for the wireless carriers. T-Mobile (NASDAQ:TMUS), AT&T (NYSE:T) and Verizon (NYSE:VZ) tumbled, and together lost about $39 billion of market value, according to market data. Evercore ISI's Kutgun Maral said "This strategic shift places SpaceX in a stronger negotiating position," and Scotiabank (NYSE:BNS) cut its price targets on all three carriers.
Communication services was the weakest sector in the S&P 500 on Friday. That contrast captures the tension in American Tower's story: the same carriers that rent its towers are now facing a well-funded competitor. Investors on Friday clearly put more weight on the new-tenant angle, but the health of existing customers remains a central part of the long-term picture.
Rates and the wider market
The tower rally came in a firm session. The S&P 500 rose 46.18 points to 7,811.54, the Dow added 423.31 points to 51,654.95, and the Nasdaq Composite climbed 172.83 points to 27,366.17. The CBOE Volatility Index, Wall Street's fear gauge, eased to 14.84.
Interest rates are an ever-present factor for tower companies, which borrow heavily to fund their sites. The 10-year Treasury yield remained near a 24-year high, and Fed Governor Christopher Waller said on Thursday: "For at least the near term, policy will be focused on the Inflation side of our mandate." Consumer sentiment also weakened, with the University of Michigan's preliminary October index slipping to 46.3. Joanne Hsu, director of the survey, said "Frustration over cost-of-living continues to mount."
Network Plans and Rate Moves Will Test American Tower's New-Tenant Story
