Second-quarter results
Extra Space reported second-quarter 2026 results on July 28, 2026. Net income was $1.25 per diluted share, up 5.9% year over year, while core funds from operations (core FFO), the non-GAAP measure most commonly used for REITs, was $2.15 per diluted share, up 4.9% from $2.05. For the first six months, core FFO was $4.19 per share, up 3.5%. Same-store revenue rose 2.4% in the quarter, same-store expenses fell 0.5% and same-store net operating income rose 3.5%. Same-store occupancy was 94.2% at June 30, against 94.4% a year earlier, so the improvement came from rate and cost control rather than from fuller buildings.
Guidance, acquisitions and balance sheet
Management raised its 2026 outlook. Core FFO guidance moved to $8.25 to $8.40 per share from $8.05 to $8.35, while same-store revenue growth is now expected at 1.00 to 2.00%, expenses at 1.00 to 2.00% and net operating income at 0.50 to 2.50%. The earlier range for net operating income had been a decline of 2.25% to growth of 1.25%. These are management expectations, not reported results.
During the quarter the company spent $90.7 million on 17 operating stores and the buyout of a joint venture partner's interest, and its outlook assumes about $300 million of acquisitions for the year. On the balance sheet, 78.5% of debt was fixed-rate, the combined weighted average interest rate was 4.3% and weighted average maturity was about four years. A $550 million issue of 4.90% senior notes due 2032 was priced in June, and $850 million of commercial paper was outstanding against $1.0 billion of capacity.
Dividend and its support
On August 19, 2026 Extra Space declared a third-quarter dividend of $1.62 per share, with a record date of September 15 and payment on September 30, 2026. The previous quarterly payment, also $1.62, was paid on June 30 to holders of record on June 15. Annualized, $1.62 a quarter is $6.48 per share. Set against the guidance midpoint of roughly $8.33 for 2026 core FFO, that implies a payout of around 78%.
Floating-Rate Debt and the October 27 Release
Self-storage demand is linked to housing turnover and household moves, and the modest same-store revenue growth in the guidance suggests pricing power remains limited. Occupancy slipped slightly year over year, and the company's cost savings in the quarter may not repeat. Floating-rate borrowing, including commercial paper, exposes earnings to interest rates, and acquisitions carry integration and pricing risk. Competition from other national operators and local owners also constrains rents. Extra Space has confirmed it will release third-quarter 2026 results after the market closes on Tuesday, October 27, 2026, with a conference call at 1:00 p.m. Eastern Time on Wednesday, October 28.
