Mid-America Apartment Communities (NYSE:MAA), a Sunbelt-focused apartment landlord, reported second-quarter 2026 results on July 29, 2026. Diluted earnings per share were $1.04, against $0.92 a year earlier. Core funds from operations (Core FFO), the company's preferred earnings measure for a REIT, came to $2.08 per diluted share, down from $2.15. Over six months, Core FFO was $4.21 per share versus $4.35.
Operating trends were soft rather than distressed. Same-store revenue fell 0.3%, expenses rose 0.8%, and same-store net operating income (NOI) declined 1.0% to $316.2 million. Average physical occupancy was 95.3%, and average effective rent was $1,688 per unit, down 0.2%. The split between lease types was notable: new leases were 5.3% lower, while renewals were 5.2% higher, leaving blended growth of 0.7%.
Guidance and what management said
Management revised its full-year 2026 outlook. Core FFO guidance is $8.41 to $8.65 per share, with an unchanged midpoint of $8.53, while diluted EPS guidance was lowered to $3.96 to $4.20 from $4.18 to $4.50. The same-store revenue growth range was narrowed to minus 0.20% to plus 0.40%, from a previous upper bound of 1.30%, and same-store expense growth was cut to 1.25 to 2.25%. Third-quarter Core FFO guidance is $2.04 to $2.16.
These are management projections, not reported results. Chief executive Brad Hill said steady demand is increasingly outweighing the pressure from new deliveries across the company's footprint. That is a statement of management's view; the reported figures show rents still flat to slightly lower, so any supply-driven recovery has yet to appear in the numbers.
Balance sheet, development and dividend
Total debt was $5.7 billion, with net debt to adjusted EBITDAre at 4.5 times, up from 4.3 times at the end of 2025. The average effective interest rate was 3.9%, 86.6% of debt was fixed-rate, and average maturity was 6.0 years. Liquidity stood at $882.8 million, and the company added a $350 million unsecured delayed-draw term loan, of which $100 million had been drawn.
Six development projects with 1,749 units are under construction, with a total budget of $597.5 million, of which $360.4 million has been spent. Separately, five lease-up properties were 74.4% occupied. Slower lease-up or higher borrowing costs would weigh on returns from this pipeline.
The board declared a quarterly dividend of $1.53 per share, an annualized $6.12, payable on July 31, 2026 to holders of record on July 15. The company described it as its 130th consecutive quarterly dividend. Core AFFO of $1.77 per share in the quarter is the more conservative measure against which the payout can be viewed.
Sunbelt Supply and the October 28 Report
MAA is an S&P 500 constituent, added on December 2, 2016. Material risks include changes in multifamily supply and demand, competition from alternative housing, rising leverage, interest-rate exposure on refinancing, and execution risk in development and lease-up. Regional concentration in the Sunbelt means local job growth and new construction matter.
MAA has announced that it will release third-quarter 2026 results after the market close on Wednesday, October 28, 2026, with a conference call at 9:00 a.m. Central Time on Thursday, October 29.
