SBA Communications (NASDAQ:SBAC) jumped on Friday, joining a sweeping rally in tower stocks that put the group among the S&P 500's top performers. Crown Castle (NYSE:CCI) led the index, American Tower (NYSE:AMT) climbed $15.51, and SBA was close behind. Together they helped real estate finish as the strongest of the S&P 500's 11 sectors.

The move followed news from SpaceX (NASDAQ:SPCX). SpaceX has agreed to buy Grain Management's nationwide 800 MHz low-band spectrum for about $8 billion in cash, according to a media report. SpaceX said the deal "will pave the way for Starlink Mobile to become a major mobile carrier in the US."

What SBA does

SBA Communications owns and operates wireless towers and leases space on them to mobile network operators. Like its larger rivals, it earns recurring rent under long-term contracts, and its profits grow when more tenants hang equipment on the same structures.

Investors took the view that a new national mobile operator, even one rooted in satellites, would probably need ground-based sites to deliver reliable service, especially in cities and inside buildings. Morgan Stanley (NYSE:MS) analysts described the deal as "incrementally constructive" for towers. SBA, as a pure tower operator, was a natural beneficiary of that line of thinking. Tower stocks posted sharp gains during the session.

Tenants under pressure

The rally in towers mirrored a slump in the stocks of their main customers. T-Mobile (NASDAQ:TMUS), AT&T (NYSE:T) and Verizon (NYSE:VZ) tumbled, with their combined Market Value loss put at about $39 billion. Charter Communications (NASDAQ:CHTR), which sells mobile service alongside its cable business, also fell. Communication services was the weakest S&P 500 sector on the day.

Evercore ISI analyst Kutgun Maral said "The carriers' best argument just got weaker." For SBA, the carriers' fortunes are not a side issue: they are the core of its customer base. The bull case on Friday rested on adding a new tenant, but the competitive strain on existing tenants is something investors will be tracking in the months ahead.

A rally with a rate overhang

The wider market offered a supportive backdrop. The S&P 500 climbed 46.18 points to 7,811.54, finishing about seven points below Tuesday's record close. The Dow gained 423.31 points to 51,654.95 and the Nasdaq Composite added 172.83 points to 27,366.17. On the NYSE, advancing stocks outnumbered decliners by about 1.65 to 1.

Real estate's Leadership came despite elevated borrowing costs. The 10-year Treasury yield held near a 24-year high, and the Federal Reserve raised rates in September for the first time since 2023. Minutes from that meeting suggested another increase could be appropriate by year end. Tower companies rely on Debt to fund growth, so rate expectations will remain an important swing Factor for SBA's shares even after Friday's lift.

The market's mood was not uniformly upbeat. The University of Michigan's preliminary October consumer sentiment index fell to 46.3, a five-month low. Still, Deutsche Bank (NYSE:DB) strategist Jim Reid noted that "we've now entered what has historically been a much stronger seasonal period."
