What stood out about Welltower (NYSE:WELL) on Friday was that it held steady while the market fell. Shares of the senior-housing real estate investment trust rose $0.22, or 0.09%, to close at $234.85 on Oct 16, 2026, according to market data. The S&P 500 fell 1.09% the same day, according to market reports. It was the stock's fourth gain in five sessions. Welltower closed about 6.2% above its Oct 7 level of $221.12.
A defensive bid as yields eased
Welltower issued no press release, filing or guidance update on Friday. Its small gain matched broader trading in real estate stocks. Market reports said REITs rallied broadly during the session while technology stocks dragged major indexes lower, with Host Hotels & Resorts (NASDAQ:HST) up more than 3%. Treasury yields came down from their highs after rising earlier in the week on a hot consumer price report. Market commentary noted that softer yields and a weaker dollar on Thursday and Friday helped other rate-sensitive assets.
Company news earlier in the week was mixed. On Oct 14, Brookdale Senior Living (NYSE:BKD) announced it would buy 30 communities it currently leases from Welltower for $290 million. The properties have 1,152 assisted-living and memory-care units, a trade report said. Brookdale also signed a four-year lease extension on 39 other Welltower communities that includes a purchase option at fair market value. The report did not include a comment from Welltower. In the same week, UBS trimmed its price target to $269 from $271 and kept a Buy rating, and Barclays cut its target to $246 from $259 and kept an Equal Weight rating, according to market data.
What Welltower does
Welltower is one of the largest healthcare REITs in the United States, and its business focuses on seniors housing. It owns senior-living communities, outpatient medical buildings and other health-related real estate in the US, Canada and the United Kingdom. Much of its income comes from its Seniors Housing Operating, or SHO, portfolio. In that segment, Welltower hires third-party operators to run communities under management contracts instead of leasing them out, and keeps the properties' operating revenue and expenses. The company has been an active buyer. It reported $15.5 billion of investments closed or under contract in 2026 as of late July, including 38 Canadian seniors-housing communities acquired on Apr 1.
Why Welltower appears on the revenue-per-employee list
Welltower ranks fourth on a widely followed list of US companies with the highest revenue per employee, at about $15.2 million per worker for its last fiscal year. The SHO structure explains the figure. Because Welltower records the full resident revenue of communities run by its operating partners, its income statement includes rents and care fees generated by on-site staff who are employed by those operators, not by Welltower. Market data lists Welltower's own workforce at 712. Trailing 12-month revenue was about $12.8 billion.
Financials and valuation
Welltower's second-quarter results, released Jul 27, beat its own targets. Normalized funds from operations, the main earnings measure for REITs, rose 25% to $1.60 per diluted share. Net income was $0.61 per share. Same-store net operating income rose 15.5% across the portfolio and 20.5% in the SHO segment, where occupancy rose 330 basis points and revenue per occupied room grew 5.2%. The company raised its 2026 normalized FFO guidance to $6.36-$6.44 per share from $6.21-$6.35 and lowered its net income guidance to $3.11-$3.19 per share.
Organic same-store revenue in the SHO segment rose 9.2%. Management expects blended same-store net operating income to grow 13.75% to 16.00% for 2026.
The balance sheet is conservative. Net debt was 2.99 times adjusted EBITDA, and liquidity was about $9.5 billion at quarter-end. Net debt fell to 8.9% of consolidated enterprise value from 10.1% a year earlier. Welltower repaid $700 million of senior notes in April. In July it sold C$1.15 billion of Canadian notes at a weighted-average coupon of 3.95%. It also recycles capital: second-quarter dispositions and loan repayments totaled $843 million. Welltower raised its quarterly dividend 15% to $0.85 per share, payable Aug 20 to holders of record on Aug 12. The company said the increase reflected its confidence in the durability of its cash-flow growth.
At Friday's close, market data valued Welltower at about $169 billion. Its trailing GAAP P/E of about 106 is inflated by depreciation, so REIT investors generally use FFO instead. Measured against the midpoint of 2026 FFO guidance, the stock trades at roughly 37 times. The dividend yields about 1.45%.
Sector context
Healthcare REITs, and senior housing in particular, have been a strong corner of the real estate market. Operators and landlords point to an aging population and limited new construction as the reasons, and Welltower's own occupancy and pricing gains reflect those conditions. As long-duration assets, though, REITs remain sensitive to interest rates. A 10-year Treasury yield near 5.1% and growing odds of a Federal Reserve rate hike at the Oct 27-28 meeting are headwinds for valuations, even for landlords with strong earnings growth.
Risks
The main risks are the stock's premium valuation, which assumes double-digit earnings growth continues, and higher rates, which raise borrowing costs and lower the value of real estate cash flows. The operating model carries risk too. Because Welltower keeps community-level profits and losses, rising labor costs, weaker occupancy or operator problems would hit its results directly. Integrating the large volume of 2026 acquisitions is a further risk. Recent price-target cuts by UBS and Barclays suggest some analysts see less upside from current levels.
Welltower Oct 26 Report and SHO Trends
Market calendars list Welltower's third-quarter report for Oct 26, before the Fed meeting concludes. Investors will watch SHO occupancy and pricing, whether management raises 2026 FFO guidance again, the pace of new investments, rate expectations as the Fed decision approaches, and any comments on recycling capital, including the sale of communities to Brookdale.
