Zillow Group (NASDAQ:Z) jumped on Thursday, October 22, 2026, as falling interest rates revived housing stocks. The online real estate marketplace, a member of the Russell 1000 but not the S&P 500, rallied on rate relief while much of the technology sector sold off.
The move came without a company-specific announcement and reflected a broad rally across housing-linked stocks.
Yields tumble
The catalyst was the bond market. Treasuries rallied hard on Thursday, and the 10-year yield closed back below a closely watched threshold for the first time since September 22. Sources differed on how far back one must go to find a bigger one-day decline, with estimates ranging from August 2025 to more than two years, but all agreed it was a sharp move.
The rally in bonds came as investors fled artificial-intelligence and chip stocks.
Mortgage rates also eased. Freddie Mac's weekly survey showed the average 30-year mortgage rate dipping from the prior week.
Notably, the bond rally came even as oil climbed.
Why rates matter for Zillow
As an online real estate marketplace, Zillow is widely seen as sensitive to the volume of home sales.
High mortgage rates have kept many would-be buyers and sellers on the sidelines. Any sign that borrowing costs are easing raises hopes of a pickup in transactions, which investors often see as a positive for housing-linked companies. Lower yields also helped rate-sensitive sectors more broadly, with utilities, financials and real estate all rising.
A housing-wide rally
Zillow had plenty of company. Homebuilders rallied, with Lennar (NYSE:LEN) closing around $84.45 and D.R. Horton (NYSE:DHI) also gaining. PulteGroup (NYSE:PHM) rose even though its revenue missed forecasts, with chief executive Ryan Marshall citing high mortgage rates and inflation as hurdles for entry-level buyers.
Home Depot (NYSE:HD) climbed to $327.73, and flooring maker Mohawk Industries (NYSE:MHK) rose to $128.70. Builders FirstSource (NYSE:BLDR) gained despite a downgrade from William Blair, and Equifax (NYSE:EFX) rose after an upgrade from Argus, with a mortgage-rate tailwind cited. The iShares U.S. Home Construction ETF rallied strongly by midday.
A tale of two markets
The housing rally contrasted with heavy losses in technology. The Nasdaq Composite fell 694.00 points to 26,008.86, its steepest drop since June 5, after Meta Platforms (NASDAQ:META) reported heavy AI spending and Lam Research (NASDAQ:LRCX) warned of supply constraints. The S&P 500 lost 93.74 points to 7,663.43, its worst day since July.
But breadth was positive. About two of every three S&P 500 stocks rose, according to market reports, and the Dow Jones Industrial Average edged up 11.89 points to 52,867.98. Consumer staples posted their best day since April 2025, and health care hit a record.
Zillow Needs Yields to Keep Falling
For Zillow and housing stocks, the big question is whether yields keep falling. A rebound in rates could quickly reverse Thursday's gains.
The Federal Reserve announces its decision on Wednesday, October 28. Markets were pricing in about one more rate hike before year-end, and the third-quarter GDP report and September PCE inflation data on October 29 will shape expectations for borrowing costs.
