Lucky Strike Entertainment (NYSE:LUCK) has acquired real estate at 58 of its currently leased venues for USD306 million, restructuring its cost base and improving long-term financial flexibility. The properties, located across 16 states including California, Illinois, Georgia, and Arizona, were already operated by the company and will remain part of its active portfolio.
The sites being acquired collectively generated approximately USD80 million in annualized EBITDAR, compared to USD21 million in lease obligations under previous terms, which included scheduled 15 percent escalations every five years. By becoming the property owner, the company aims to eliminate exposure to future lease inflation while gaining operational control over high-performing locations.
About the company: Lucky Strike Entertainment operates over 360 location-based entertainment venues throughout North America, including bowling alleys, family entertainment centers, and water parks. It also owns the Professional Bowlers Association, a major media and sports property.
According to Lucky Strike, the acquisition is expected to be immediately accretive to both earnings and cash flow. Financing for the deal included a USD230 million bridge facility, drawing down on its revolving credit line, and available cash. The company framed the move as a capital deployment strategy aimed at deleveraging and supporting higher-return reinvestment in core operations.
CFO Bobby Lavan stated that the shift from leasing to owning would “maximize flexibility” in capital structure and real estate planning. He noted that it also strengthens the company’s ability to evaluate and optimize individual locations across key growth markets.
The acquisition comes as Lucky Strike continues to focus on aligning operational control with long-term financial returns, particularly in areas with high customer demand and proven venue performance.
