Piedmont Realty Trust (NYSE:PDM): A Raise Built on Rents and Refinancing
Core FFO of USD 0.39 rose from USD 0.35, helped by rent growth, new leases and a lower cost of debt after refinancing. The net loss and NAREIT FFO of USD 0.23 reflect a one-time USD 20.2 million charge. The CEO said leasing demand remained strong and net effective rents reached all-time highs of USD 29.31. The risk is leverage of 7.1 times, occupancy slipping to 87.7% and dilution from exchangeable notes. The guidance raise at Piedmont Realty Trust (NYSE:PDM) is USD 0.08 per share at the low end and USD 0.04 at the high end, simple arithmetic. Net loss applicable to the company was USD 21.0 million, or USD 0.17 per share against an estimate of negative USD 0.01, but core FFO applicable to common stock was USD 50.1 million. The new exchangeable notes mature in 2031, and about USD 448 million was available on the credit line. Net principal debt was 40.9% of gross assets less cash. The company expects a USD 81.8 million sale of Enclave Place in Houston in the fourth quarter, and for Piedmont Realty Trust (NYSE:PDM), the market value is USD 1.2 billion. Cash same-store NOI growth guidance of 7.5% to 8.5% compares with a nine-month cash figure of 9.2%, so the year-end quarter implies a slowdown in the cash measure, simple arithmetic on published ranges.
Easterly Government Properties (NYSE:DEA): A Small Raise on Stable Assets
Core FFO of USD 0.78 rose from USD 0.76 on revenue of USD 93.6 million. The company raised only the low end, lifting the range's midpoint modestly, and the 2027 range of USD 3.09 to USD 3.17 implies limited growth. The portfolio is 98% leased, and a USD 35.6 million construction loan was repaid early. Net debt is 7.1 times annualized EBITDA, and the dividend is USD 0.45. The risk at Easterly Government Properties (NYSE:DEA) is federal lease decisions and leverage, plus the pace of growth. The guidance includes about USD 50 million of wholly owned acquisitions and USD 50 million to USD 100 million of gross development investment in 2026, and USD 25 million to USD 50 million in 2027. Net debt was 59.6% of total enterprise value. The 2027 low end is only USD 0.01 per share above the 2026 low end, simple arithmetic on USD 3.09 against USD 3.08, which shows how slowly the model grows. The market value is USD 1.1 billion, and the dividend is USD 0.45 per share at Easterly Government Properties (NYSE:DEA). The company removed the credit spread adjustment on SOFR-based borrowings under two facilities, and the 2026 term loan of USD 200 million is part of total debt of USD 1.68 billion. Core FFO was USD 0.78 per share against USD 0.76.
Greenbrier (NYSE:GBX): Guidance After a Missed Quarter
Core EPS of USD 0.39 missed USD 0.80, yet backlog rose to 14,000 units for the first time since fiscal 2024, with orders of USD 600 million. The CEO linked the improvement to a shift of freight to rail and higher inquiries from rail traffic and diesel prices. Midpoint EPS of USD 3.25 compares with USD 2.49 in fiscal 2026. The risk at Greenbrier (NYSE:GBX) is tariff uncertainty and a USD 1.00 range. A dividend of USD 0.34 is payable December 2, 2026. Total deliveries were 15,400 units in fiscal 2026, and revenue was USD 2.46 billion against USD 3.24 billion. Aggregate gross margin was 13.5% against 14.1% in the third quarter, and core EBITDA was USD 299.8 million for the year, or 12% of revenue. The company repurchased USD 13.4 million of stock and returned USD 56 million including dividends. For Greenbrier (NYSE:GBX), the guidance midpoint implies revenue growth of about 22%, simple arithmetic on USD 3.0 billion against USD 2.46 billion. Backlog of USD 2.1 billion is about 85% of fiscal 2026 revenue, simple arithmetic on USD 2.1 billion against USD 2.46 billion, so the guidance depends on new orders as well. Net capital spending is guided at USD 225 million to USD 275 million.
JetBlue Airways (NASDAQ:JBLU): Guiding Prices Up Against Fuel
The airline lost USD 0.60 per share as fuel rose 57.4% per gallon. Fourth quarter guidance assumes USD 4.64 fuel, unit revenue up 18.0% to 22.0% and unit costs excluding fuel flat within one point. Full-year adjusted operating margin is guided at negative 4.5% to negative 6.5%. The CEO said resilient demand and strong yields drove revenue. The risk at JetBlue Airways (NASDAQ:JBLU) is that yields cannot keep pace with fuel, and interest expense near USD 590 million limits flexibility. Revenue was USD 2.812 billion against USD 2.322 billion, up 21.1%, and the net loss was USD 257 million against USD 143 million. Average fuel was USD 3.91 per gallon against USD 2.49. Full-year guidance also calls for capacity up 1.5% to 2.5%, unit revenue up 13.5% to 14.5%, unit costs excluding fuel up 3.5% to 4.5% and capital spending near USD 850 million. For JetBlue Airways (NASDAQ:JBLU), the effective tax rate is expected near 6%. The airline expects about USD 250 million of aircraft-backed financing in the fourth quarter and capital spending near USD 300 million in the quarter, so funding needs continue despite USD 2.2 billion of liquidity.
Where Things Stand
The question in the headline has a simple answer: guidance changes alter what analysts model, so the market reprices expectations. Piedmont Realty Trust (NYSE:PDM) raised both ends. Easterly Government Properties (NYSE:DEA) lifted only the low end. Greenbrier (NYSE:GBX) guided a recovery year. JetBlue Airways (NASDAQ:JBLU) guided prices up against fuel. Guidance can change again, and none of the four removes balance sheet or cost risk. Guidance can be cut as well as raised.
